We have considered sale of the land and leasing and our decision is to lease unless we have a compelling offer to sell the land. We welcome your interest in leasing space at the property. Office build-out and additional bathrooms may be added to the scope. Each unit is to be built with one 10x12 overhead door and one man door per 1,000 square feet more or less. PROPERTY OVERVIEW
40 Sea Pave Road - The parcel consists of a 1.03-acre parcel approved for the development of two industrial buildings, one building at 5,000 square feet and a second at 3,600 square feet. 55 Sea Pave Road Expansion Parcel - The parcel consists of a 3.30-acre parcel that can support between 24,000 and 50,000 square feet of industrial development. The owner's intent is to finance and build the buildings as 20 foot clear span metal buildings with up to one overhead door and one man-door per 1,000 square feet. The buildings are designed for low cost operations and acquisition. The buildings can be delivered as a raw shell with restrooms or fit-up with more improvements. The budget and scope of work for the proposed buildings is subject to negotiation. The site is currently being surveyed to resolve a prior owner's partial fill without permits which is to be quickly resolved.
